EV charger installation in common area

02-Aug-2026 (In Property Law)
I stay in Pune. In my society there are 7 wings fro A to H. I stay in E wing. Each wing has its own two wheeler covered common parking area which is adjacent to Electric meter room. I bought a EV bike recently. I am planning to install a Wall mounted charger in the same area with all precautions and responsibilities taken care as per standard guidelines. Is there any law which support me for that. Also that parking space is not near to any walking area or installing charger will not blocks any

Yes, you can install an EV charger in your society parking area subject to society approval and electrical safety compliance. EV policies and charging guidelines support such installations. Since it does not block any passage and you are taking responsibility for safety, maintenance, and electricity charges, the society cannot arbitrarily refuse without a valid reason.

Your installation is permissible, subject to society approval and compliance with safety norms. While no specific law prohibits EV charger installation in common areas, you must first obtain written NOC from your RWA/society, as common parking areas are governed by their bye-laws under the Cooperative Societies Act and building management regulations. Ensure full compliance with the National Building Code (NBC) safety standards—the charger must maintain prescribed distances from electrical hazards, walking areas, and emergency exits, and your electrician must follow IS 1888 and IS 1891 for safe installation. In Maharashtra, the RERA rules allow societies to permit EV charging amenities; check if your building has a pre-existing policy or bylaws on alterations to common spaces. Before proceeding, obtain written approval from the RWA detailing responsibility for maintenance, insurance, and liability, and ensure third-party liability coverage. Submit proper electrical drawings to the society and local municipal authority if required, particularly regarding the proximity to the meter room.
