Does my sister have any right on my fathers property

My father left a property after his death in oct 2011 i don't have mother too, where me and my sister are living currently . Now i want to sell this property and she don't want to sell. My sister got married in 2001 from 2007 she is living with me only without taking divorce with her husband, she has a daughter too. Do she has any right in my fathers property, and if she has a share then how much percentage of share i hv to give her.

Yes in the given facts of yours she can claim the share in the property as per Hindu succession act due to the amendment in 2005. But you can certainly sell the property and can claim your share in the property

yes, your sister do have a right over your father's property. If your father has prepared a WILL then the share in the property will go according to the WILL and if there is no WILL then you both have equal rights in the property i.e 50:50
