Documents required for exchange of industrial land with neighbor

we are owner of a piece of industrial land and exchanging a part of this land with other party who is neighbour to us without any consideration except the land to land exchange transaction. kindly advice us what instrument (deed of relinquishment or deed of sale/purchase) we should execute to make it legal appropriate transaction.
kindly draft an agreement between the two, writing all the points required in it. and then make a sale deed as well between the two of you which should be duly registered in the office of sub-registrar. do no go for relinquishment deed.
