Do both buyer and seller required to be present for registration?

we are buying a residential land from a authorised POA holder who is the leagal owners wife( since owner is not in india). Also from purchaser side, there are 2 joint purchasers, due to health issues purchaser1 could not be physically present at time of registration, so can we get poa in any relative name to sign on behalf of purchaser1.

Hi, yes PoA can be given to anyone by the purchaser. Please note: when PoA is given make sure whether you are going to give a General Power or a Specific Power. While General Power give ample authority to the power holder, specific power limits the authority to act. It's a tricky choice...

In this case, of course, you can buy a property from a Power agent and further you people also can buy a property through the power agent. I have a vast practice in that area you can seek my assistance in your matter.
