Difference in the area mentioned in sale deed and physically

Dear Sir, i had purchased a flat and the area was mentioned XX in the Registered Sale agreement and when I measured the flat it was less than XX. But I have sold the flat and now even after the sale of the flat can I file a case in the consumer court for the cheating in the difference of area and claim compensation as per today market rates and also be compensated for the legal costs. Looking forward to an early reply and please advise how will I be informed about my reply.

You can file a case in a consumer court to protect your interest. No complaint should be filed after 2 years from the date of cause of action as it is barred by limitation. And since you have already sold the flat therefore you have lost interest in the flat therefore you cannot file a case for cheating in consumer court.
