Deletion of Co- Owners name from Sale Deed

Good Morning,
We live in Mira- Road, Mumbai, Maharashtra.
Hi, We have a flat in Mira road. My Mother and father were the the co-owners of the property. My mother passed away in 2013, my father has decided to remove her name from the property and he wants to have the complete ownership.
Can you let me know the procedure for the same?
This is my response to you:
1. Since your mother died intestate, without a Will therefore now your father and you and your siblings become the owners;
2. Since you all are the legal heirs;
3. So all the legal heirs can execute a release deed in favor of your father and register the same;
4. Only after this your father becomes sole owner;
5. Consult a local lawyer and take steps.
