Builder agreed for construction at Thirunravur Chennai at Rs 2400 per sqft and agreed Rs 25 lacs. 90% amount paid. Builder demanded more money. Not ready to attend defects. He needs to go out from contract. Bank loan.
1 send a well drafted legal notice should be sent to the builder , demanding - completion of construction as per the agreed price - Rectification of defects - Compensation of delay ( if applicable ) - Refund of excess of money if termination is sought. 2. File a complaint with RERA 3. Consumer comaplint 4 specific performance suit 5 criminal compliant 6. Loan consideration : if a bank loan is involved ensure the bank is informed about the dispute. If necessary , pause disbursement to avoid financial loss
