Co ownership property sale after death of co owner

Hi, I have a property in Panvel which is co owned by me and my father. I am the first owner and dad co owner. He died 2 years back, so now I want to sell the property. I have my mother and a sister. So my queries are, 1. Can I sell the flat directly 2. If no, the what is the process and cost involved. The flat cost was Rs 2400000 3. I stay near Dombivali so can I do the documentation in any of my nearby registration attorney or I have to go to Panvel

Dear Sir, After the death of the father, you, your mother & sister all become equal owners of share of your father. You can sell the property, provided that your mother and sister release their share in your favour.
