Co-operative housing society land issue

Hi, I have a question regarding the land. The land on which my building stands for 20 years is still in the name of the builder. What are the problems with it and what steps can I take to transfer the ownership of the land to societies name so that my investment is safe in the future.
This is my response to you:
1. You should immediately transfer the land from the builder to your society;
2. Make a conveyance regarding the same;
3. Maybe in future the builder may create third party rights;
4. What if the land was illegal?
5. Therefore search for the builder and force him clear the title of the land in society's favour.
