Change in property Name in owned flat

Dear All
I am having one flat wherein 3 joint owners are mentioned as per agreement. They are me, my wife and my mother. My mother want to remove her name from agreement and the same will be in my and wifes name.
What is the procedure for that.
Your mother can execute a gift deed in favour of you and your wife. If you go for a gift deed you need to get it registered and pay stamp duty. The other option is a release deed. In case you want to avoid payment of any stamp duty then you can opt for a Will also. Feel free to contact me for seeking any legal assistance as regards the same.
