Car Parking Space Purchase in Registered Society

I am purchasing parking space for 1 car from by neighbor in a registered society in Mumbai. My neighbor's flat is jointly owned by him and his wife. He has asked for a payment to be done thru 2 cheques of equal amount - one in his name and the other in his wife's name. The affidavit for sale of parking space will be signed by both of them.
My neighbor had purchased this parking space from another member of our society who was given the original parking space allotment letter by the builder. My neighbor will give me the original allotment letter from the builder in the name of first owner, the sale agreement (affidavit) between first owner & my neighbor.
I have checked with the secretary of our society and he sees no issue in this transaction and will keep the photocopies of our documents in their records post the deal.
Do you see any legal issues in the above transaction?

2. If it is a garage then no problem;
3. Make sure you enter into an agreement for sale/affidavit;
4. You only need to notarize it, no need to register the same;
