Can the sale agreement be cancelled if the contract time has lapsed

We entered Sale agreement of 60 acres in Anantapur, Andhrapradesh to be executed by October 15th 2016. We found out that 12 of the 60 acres cannot be registered by the AP revenue department due to that part of land being listed in prohibited properties. The seller is forcing us to buy the remaining 48 acres, we want to either buy 60 acres in entirety or not at all. Enough time passed now, contract lapsed and we want to cancel the sale agreement we entered due to the above reasons and requested the seller to pay the advance back. What are the options if the seller refuses to give the advance back?

We required your sale agreement details, what are the terms and conditions and all, and before filing a case , you should issue a legal notice them and after file a specific performance suit in proper jurisdiction, consult and get more details.
