Can person outside of Himachal purchase land in himachal

I have a land of 10 bighas I want to sale it in the form of small plots to persons outside of himachal.Can I do that or any law of HP govt restricts it
no you can not sell land to outsiders of himachal . even a non agriculturist himachali can not buy or sell land in himachal.

As per section 118 of the Tenancy Act a non- Himachali cannot buy land in Himachal Pradesh.
In case someone desire to buy land in the state he/she will have to do so in the following way:
he/she may buy non-agricultural land by seeking permission from the state government.
•he/she will have to clearly specify the purpose for which he/she wish to acquire the land under Rule 38A (3) of Himachal Pradesh Tenancy and Land reform Rules 1975. he/she will have to state whether it is for residential /industrial/ commercial/ educational/ healthcare/ business/ agriculture based project or any other purposes.
A certificate from the respective department will be needed to justify the amount of land required. Permission can be granted for up to 500 sq mt of land for residential purpose and for other purposes it will be as per the requirement of the project.
