Can my aunt transfer her share in the ancestral property to my mother

My grandmother had transferred her flat in my Mom and Mother's Sister (massi) name in 2005, the flat is in Pune and grandmother had passed away few years ago...now my mother's sister is willing to transfer her share in property in my mother's name as a gift. Given this is ancestral property need to understand the process and charges involved in transferring
If the property was an ancestral property the property cannot be transferred through a gift deed. All the legal heirs will have right on the property and the property will be distributed according to Hindu Succession Act.
