Can a sub registrar office register a cancellation deed of a gift

09-Jun-2023 (In Property Law)
My grandfather has registered a gift settlement for my parents keeping life interest on the house. Now because of some family issues we got seperated. Now he registered a cancellation deed in another sub registrar office. I have checked the document details online. My grandfather mentioned that he is illiterate and he did not know that it is a settlement deed. I contacted few lawyers a month back. They told my grandfather can't cancel the deed directly. My question is how can the sub registrar office registered the cancellation. Please suggest the steps I have to take going forward. Is it required to approach court?

the action of the Registrar is contrary to the law and the same can be challenged before the High court in a writ petition by making him as a party respondent. This remedy is speedy and effective. Alternatively, you can approach the civil court to seek declaration that the cancellation is void, this will take time. approach in person to proceed further.
