Booked a flat not approved by GDA

Hello sir, I booked a flat in ghaziabad I give a cheque of tocken money 1 lakh.initially the builder told that loan is available in his property after some time I gave him a cheque of two lakh..and signed an agreement where there is no terms and conditions.. After applied in various govt bank they told they can't give loan to such property as it is a free hold property and is not approved by gda..than builder told me he will apply it by himself but nothing working out he want me to take loan from private banker like gic and all.that to giving them money..what to do now?
You can cancel the agreement and recover back the money paid to him. The builder can deduct the booking charges but not the entire amount. The builder cannot force you to take loan from some bank not of your choice.
