Amount to be paid to the landlord for transfer of property

we are living in pagdi system near khetwadi, girgaon, the room was in the name of my grandmother, but she used her name "Yadav" because of family issues. Now she was dead and her dead certificate is with us. We are "gaikwad" and the landlord knows all this issues. So he asked us to pay Rs.2,00,000/- to transfer the name.

However, assuming that the objective is to have rent receipt issued in favour of legal heir of the deceased this would be a transmission (not transfer) of tenancy under the Maharashtta Rent Control Act, 1999. No transfer amount can be taken for the same.
