You shall fetch all the documents from maha bhumi abhilekh related your land with the help of CTS and survey number. In your situation, as per Maharashtra land laws, the first step is to thoroughly understand what has caused the sudden change in the 7/12 extract. Since the property was clear when you purchased it and the bank approved your home loan, it indicates that everything seemed in order initially. Now, because the 7/12 extract is showing the property belongs to the government, you should act promptly to avoid complications. You can start by approaching the builder to clarify the situation. The builder is responsible for selling you a clear property, and they should explain why this change has occurred. If the builder does not provide a satisfactory response or resolve the issue, you can escalate the matter. Since the Real Estate Regulatory Authority (RERA) oversees real estate projects and ensures that buyers’ rights are protected, you can file a complaint with RERA. They can investigate whether the builder misrepresented the property during the sale. You should also check with the Pune Municipal Corporation (PMC) because they are responsible for approving construction plans and issuing completion certificates. If there is a discrepancy in the property’s ownership status, you can notify the PMC to investigate how this change happened after the sale.
