A lady is the owner of a residential property. She has three sons. And they want to sell the property but the lady can't go to court due to age. Can any of her son sign all documents related to the sale of the property including sale deed at the sale and registery of the property.

Yes, the mother can grant Special Power of Attorney to either of them and further the sale can be made of those properties. The Special Power of Attorney will authorize the party to dispose of those three properties only as details of the properties will be specified under the GPA.

any of her son can sign the documents by taking a power of attorney from the lady. however the power of attorney also has to be registered. what can be done is initiate the process to get the sale or power of attorney at home.

No. it is not possible. anyone can't make sale deed or registry for such a property. if they prepare false document. then it will become. such as authority letter or power of attorney on behalf of mother. so here is need of awareness.
