What to do when a commercial property tenant is not vacating

The commercial property tenant has signed a surrender of lease agreeing to vacate on May 30 then he asked for a extension for one month till june 30 to which we agreed.The extension was asked to remove his furnitures and fixtures but he has not removed anything in fact he has stopped responding to our calls and emails . He has kept the place locked and does not come here anymore.What is the immediate relief we can get .
