Validity of an unregistered lease agreement

I do took a shop for lease. actually that shop was taken by the party as lease from the original landlord. the second party gave me the shop as a lease without the know how of first party. The agreement I hold now is also not registered. Is there any validity for the agreement I holds now?

The contents of unregistered agreement has to be proved before court through evidence and by paying proper stamp duty...and decree for specific performance of contract can be demanded by filing civil suit....it can be valid if proved before court
