The conditions under which the owner can terminate rental agreement

I had rented out my flat to three college students for a year. Later, on request of the tenants I had extended the lease for another year. Now I am facing a lot of trouble as these boys have sublet the flat to some of their other friends as well. Hence, I wanted to know the conditions based on which I can terminate the lease/rental agreement before the lease expires.

The conditions based on which you can terminate the lease/rental agreement are:
  • Non-payment of rent
  • Sub-letting the property premises
  • Illegal activities carried out by tenants
  • Noise nuisance
  • Damaging the rented property


You can terminate the rental agreement on the basis of any of these grounds. If you have mentioned any kind of notice period in the rental agreement in that case you have to infirm your tenants accordingly. Post that period your tenants have to vacate your apartment.
