Tenants trying to take advantage

So my father had made a sale agreement with a tenant who was his friend in 2019. The sale agreement made was for 45 lakhs. The tenant was not able to pay the full amount so he made part payments. Till now only 25 lakhs have been paid by them and sadly the tenant passed away during covid.
The property is still on my dads name and now the tenants children are demanding that they will pay the amount mentioned in the deed. But we are not ready to give them for 45 lakhs. The value has increased.
As mentioned above the sale agreement is made for Rs. 45 lakhs and the tenant has made part payment of Rs. 25 lakhs only, once the sale agreement has been executed between the seller and the buyer the amount remains the same, and every sale agreement execute has certain period of validity tp execute the next sale deed, once the sale agreement is been executed the amount can't be changed, if both the parties to the deed with mutual understanding can go for the cancellation of sape agreement and then can execute a new sale agreement as per the current market value of the property, if you don't execute the sale deed as per the sale agreement then the buyers can file a civil dispute on you for specific performance act.
