Tenant not vacating rented land, how to get evicting done?

A tenant has rented the 8th room which is not a shop but a store on the ground floor which is behind 7 shops.he was having a dispute with the previous owner and had not paid the rent for last three years before my purchase.As he was not paying i gave him a notice to vacate.in reply he is demanding complete renovation of the subject shop (he is complaining that the shop is leaking) and has refused to pay in future too until this room is completely renovated, in his reply he has threatened that if i fail to do the repair,he will involve accommodation controller/get it repaired /all the expenditure will have to be borne by me.FYI a front side shop is not on his name but on his wife's as per agreement with old owner.she is not doing any business there but this guy is using the front shop as his godown. since he had given me such a reply ,i went after the front shop which is rented on his wife's name and gave her a notice to evict claiming that the shop is being used as godown .

Laws in India are unfortunately in favour of tenants than landlords. You cannot evict your tenant by force as it shall be illegal. Landlord must have reasonable grounds, non payment of rent , contravening terms of lease agreement by tenant or bonafied necessity of landlord . you need to provide tenant with a notice under section 106 of Transfer of Property act .
