Tenant not handing over keys after vacating the property

I rented my flat through Nobroker company. The tenants vacated my flat on 28th Feb but are refusing to handover the house keys until their security is refunded and they have put their own lock on the main door.As per the agreement "handover of keys and refund will happen simultaneously" which is why tenants are adamant that the security be refunded first. What are my legal options? Can I break the lock my tenants have put and replace it?
you can move the court for injunction for possession as per the agreement handover and refund shall simultaneously be there the tenants are adamant that the security be refunded first your options would be to obtain a court order
