Renewal of 11 months rent agreement

"I have given my house for rent in Bangalore with a 11 months rent agreement. The tenant says there is no need to make a renewal agreement since rent is being paid online. He says he will pay the rent with 5% increase as per the original rent agreement. Is it legally safe to continue like this without renewing the rent agreement?

No , the best way is to renew the agreement and proceed with drafting a fresh agreement and include your new clause of enhancement/increase of rent and other terms if any. And also get noterised the said rent agreement.
