Remedies available if landlord is not accepting the rent

I am living in an old apartment located at Palghar, Maharashtra. It comes under the Rent control act and I am living since more than 30 years. The rent receipt is in my deceased mother's name. I have paid all rent regularly without missing even a single time. However it appears that in the future the landlord may create problems by not accepting the rent. if such a situation arises, what can I do sir? How do I pay my rent in court? Do I have to go to a lawyer? Please guide.
Dear Querist,
You must with a covering letter tender the rent and request for transferring the rent reciept in your name as you are the legal heir staying with the tenant at time of the death and entitled for tenancy rights. If things don't go then you need to file a declaratory suit before the forum and seek reliefs of declaration and injunction
