Owner not returning full deposit amount what can be done

Hi, This is my third contract with the house owner ( the point of contact is the agent who is relative of the owner who lives in Dubai ). In the Previous Contract , the agent informed us of a missing rent in the first contract. I paid him that rent the next month of his information. This year again he has pointed out about another missing rent check for the second contract. ( All this confusion because its a 12 month contract every year and the agents have been lazy and I hve been busy with work ). Now I requested that since rent was not paid because of confusion and misundrstanding , I want the owner to deduct the missing rent amnt from the deposit of one lakh since to cough up two rents ( current month plus previous years missing rent ) will be difficult. But he wants both rents togther. Also aftr charging full month's commission in first agreement, the agents have charged us half monthly brokerage for the next two agreements forcefully or else vacate the house.what are my rights?

If the rental agreement period is expired then the tenancy stands terminated if not renewed,

Under the situation it becomes the duty of the landlord to refund the security deposit after deductions for minor repairs, painting services and balance of rental amount, if any.
If there is no response, you may issue a lawyer's notice and draw him to court for recovery.
