Owner is asking additional charges

I have recently renewed rental agreement for 11 months but owner is asking additional maintenance.
In earlier contract it was agreed for5%increase but he asked for 30%increase at the last moment.However have agreed for 7.5% increase and now asking 5000 per month maintenance
Please advise
As per your query you 30% increase is not at all considered and even if the premises is for commercial then commom increase will be 10% only, however if the owner has agreed for 7.5% and upon that he is asking 5000 per month then you need to send a Legal Notice from an advocate stating the demand of Rupees 5,000/- per month
