Need Legal advice on Property issue with Tenant

I rented my property(Crossing Republic, Wave City) to a couple named Ankush and Priyanka on September 2024. It was a fully furnished property with RO, AC, Fans, Beds available to the tenants. I had an agreement(Not registered) for 11 months. Now around Mid-Feb the tenant started complaining about the AC's and RO not working. As per agreement, I asked them to serve notice period of 2 months and then they can vacate else I will not return the security. Then around mar end Ankush confirmed that due
your property on rent now your tenant started complaining about ac and ro notice period of 2 months they can vacate but no return of security go to the rent control act then ankush the tenant all the facilities
