My father is having a shop on pagdi , shop owner is mandir/temple

My father has a shop on pagdi (rent-controlled) property, and the owner of the shop is a temple. The caretaker and committee member is an advocate. My father has had this shop since 1985, and the rent is Rs 550. Due to health issues, he has not opened the shop for the last five years. 1. Can the temple committee ask us to vacate the shop? 2. We have a potential buyer for the shop under pagdi. What should be the temple’s share in the deal? 3. Being so do i have rights on this shop

Hello Sir/mam As according to legislation Tenants and landlords both are having Rights . Tenant Rights - 1. landlord cannot charge unreasonable rent. 2. Tenants have the right to basic services for example water , electricity gas . Landlord cannot withhdraw these services even if a tenant doesn't pay rent. 3. Landlord cannot evict tenant without a valid reason . They must give tenants 30 or 60 notice to leave the premises. Landlord rights - 1. Landlord can take action if there is non payment or lease violations. 2. Landlord can temporarily repossess the property.
