Legal actions against the tenant for not leaving the house

Respected, I'm landlord. So many times I told to tenant for leaving my house. But from last six months they ignore me, now what can I do legal process against tenant for instance living room from them??

Dear Querist your facts are incomplete, however i would like to enlighten you that,
If you are referring as landlord (licensor) than if the term has expired/breach of terms of agreeement than you will have to sue them before approproate forums and if you are referring to as landlord under Maharashtra Rent Control Act, than the course for eviction is different.

Well you can file a civil suit for eviction on the reason that you need the premises for your own Bonafide purpose. The ground for eviction would that if your tenant is not paying you rent regularly and agreement between you and him has expired long ago. Then his occupation would be termed as encroachment but without filing a suit there is no remedy.

Send them a legal notice to evict the premises under Maharashtra den control act.
If the tenants fail to do so than you'll have to file an eviction suit against those tenants in the court having appropriate jurisdiction.
However, the Maharashtra re want control act lays down certain conditions by virtue of which the tenants can be evicted.
