LANDLORD- TENANT- WHAT INTEREST BE CHARGED FOR LATE PAYMENT OF RENT

I AM A LANDLORD OF A BUILDING, AND INVARIABLY MY TENANTS PAY RENT AFTER 4-6 MONTHS.
SO IN SUCH CIRCUMSTANCES CAN I CHARGE INTEREST AND AT WHAT RATE, UNDER THE MAHARASHTRA RENT CONTROL ACT 1999.
PLEASE ADVISE & THANKS.
Is there an agreement between you and the tenants ?
If not then the statute does not provide for any interest to be charged and to be received by you as the landlord
