Landlord not returning deposit.

I was a tenant residing in Sangvi area of Pune.Flat was on the ground floor and was flooded with almost 5feet of water in August.It was not possible to stay in the current situation of house . I decided to move out , being a natural calamity I couldn't give landlord notice prior a month as was decided on the notary agreement. Landlord isn't ready to return my deposit on the grounds that I hadn't given them notice prior to a month and the flood has caused damage to the furniture in the house.
Rent amount :8k + maintenance & electricity bill
Security Deposit : 18k
Hi in this case you can issue him a legal notice and give him 30 days time period for payment and thereafter wait for his reply else you can file a civil suit against him for your amount recovery you can approach us further

2. Since it was due to natural calamity you are not bound to pay the monthly rent;
