Landlord not agreeing to cover for major damages to the house.

I moved into a flat on 25 June 2024 in Ghaziabad UP. Within first 3 weeks the kitchen socket came out of it's place after using it once or twice. And the AC socket caught fire. Now the owner is saying that will come out of my pocket and he insisted that for any future wear and tear as well, I will be responsible. However I don't agree. Chimney is also not working since day 1 and no he said it'll be fixed, nothing yet. Am i eligible to deduct the rent?
As a tenant, you are not responsible for major repairs like electrical faults or appliances not working, especially if they occur soon after moving in. The landlord is obligated to maintain the property in a habitable condition.
