Deposit/Pagadi property of 1983

We have a property purchased on deposit /pagadi system in 1983 with 35000rs as construction loan in the name of my late grandmother. My mother stays in that property now. The rent agreed was 102rs from which 1/2 will be deducted from deposit & 1/2 we pay monthly. Landlord has increased the rent directly to 3500 rs pm only of 1tenant not for other tenants wid same situation. Can he increase rent this much suddenly for 1tenant & how much he is payable to us as of today if we leave the property?
Under the Maharashtra Rent Control Act, the landlord cannot arbitrarily increase the rent for only one tenant unless there is a specific agreement or legal basis for it. Rent increases must be reasonable and based on permissible grounds, such as improvements or repairs to the property.
