Clarification of making a lease deed

i have gifted a shop to my wife which occupied by a tenant. my wife want to make a new lease deed between her and the tenant on old terms of lease.can she force tenant to do so
i have gifted a shop to my wife which occupied by a tenant. my wife want to make a new lease deed between her and the tenant on old terms of lease.can she force tenant to do so--- yes the the owner can make a new lease deed between both the parties as the owner has changed.
