Can Houseowner deduct Wall Painting Cost from Tenants Security Deposit

I rented my house in Feb 2023 to a tenant (a lawyer) with a rent agreement covering all terms. I took Rs. 20,000 as a security deposit and 1 month's rent in advance. In March 2024, I requested a 10% rent increase as per the agreement, but the tenant refused and asked for 3 more months at the same rent. Out of sympathy, I agreed. He eventually left on 30 Aug 2024 but withheld the key until his security was returned, despite property damages. Now, he’s threatening my wife for the security amount.
