Can a tenant claim 50% of property value to vacate property

We have our property rented since last 40 years. The tenant now owns his own house and had shifted there. Our property is locked and he demands almost 50% of property value to vacant. Is there a legal procedure to take ownership of our property with out paying him unrestricted amount? We are ready for settlement, however his demand is very high and I need assistance with legal procedures to get this thing work.
Yes you can go for settlement in this by moving to the mediation center and without any litigation you can get it resolved. if you move to litigation then you need to file a case against them for getting your property vacated.
