AFFIDAVIT OF LEGAL HEIR OF TENANCY AFTER FATHER DEATH

I HAVE TO ASK A QUESTIONS SIR,
1. AFTER FATHER DEATH WE MAKE A AFFIDAVIT OF LEGAL HEIR AND GIVEN TO THE LANDLORD ( LANDLORD SAY MAKE A FIRST AFFIDAVIT OF LEGAL HEIR) ? SO IF WE MAKE, THEN IT IS RIGHT OR WRONG (IF HE CAN MISS USE OF AFFIDAVIT OR NOT) WE HAVE TRUE COPY OF AFFIDAVIT OF LEGAL HEIR.
2. THE RENT RECEIPT OF STILL MY AFTER NAME. ( LAST 30 YEAR )
3. I AM THE SON OF MY FATHER AND LAND LORD FORCE TO MY FAMILY FOR YOUR RELATIVE IS NOT LIVING WITH IN YOUR ROOM AND ETC SO WHAT CAN WE DO SIR.
KINDLY DO THE NEED FULL SIR.
This is my response to you:
1. Firstly your landlord should transfer the rent receipts;
2. Then he should execute a fresh rent agreement with you;
3. Then you can submit the legal heir affidavit but it has no legal significance;
4. You are bound by Maharashtra Rent Control Act;
5. Consult a local lawyer and take steps.
