Registration with PoA, after Sathekhat

I (sister) have done a Sathekhat for a heir plot, taken money against and signed a PoA attorney to brother jointly with other sister for remaining transaction / Sale Deed. However I have some concern for selling land now and out of the money taken I have deposited cheques of 3/4 th amount in Bank, 1/4th is pending.. Please advise if I can stop the overall transaction. The buyer says now I can not go back and asking brother to complete deal on basis of PoA

Under Section 202 of the Indian Contract Act of 1872, a Power of Attorney (PoA) coupled with consideration that is money received is generally irrevocable. However, if fraud, coercion, or undue influence is involved, you can seek remedies under Section 19 of the Act. Additionally, under Section 31 of the Specific Relief Act, 1963, you can file a suit to rescind the agreement if it was signed under misrepresentation or mistake.
