Apartment maintenence charges for small flats of 1-2 persons.

Subject: Legal advice. This apartment of about 49 flats 1BHK & 2BHK of different sizes. Basic facilities such as: one lift, security facility, common area cleaning/maintenance and lighting, vehicle parking, children play area. Water sourced/purchased through tankers. Vacant flats are charged equal to occupied. Please advise the justifiable norms: 1. Maintenance charges sq.ft. or flat. Is it correct? 2. Water meter not commissioned. How the small flat owners problems addressed and solved.

1. Maintenance charges can be charged as per the Sq. Ft but it might differ from each apartment depending upon the Apartment Owners Association.

2. Water meter not commissioned, in such a case the builders might have not taken NOC from the concerned water board authorities hence they have not provided water facilities and in such a case you can send a legal notice to the Apartment Owners Association and management committee from an Advocate to sort out the relevant problems faced by the several apartment owners.
