Q: Zara Roma Project Delay: Seeking Justice

We had applied for the Zara Roma project to be built in Sector 95B Gurugram through the website of tcpharyana under the affordable housing project scheme of the Government of India. The names of about 600 people came in the draw. After which the first installment was also taken by the builder. 6 months after the draw, it was found out that the builder has not started the construction at all. On talking, it was told that the place where this building project is to be built is inside the bird sanctuary. And the NOC has not been given to the builder by the Bird Sanctuary Authority. Due to which the builder has gone to the High Court. We have given 6-7 lakh rupees per person to the builder. We have also been made to sign BBA. It has been 2 years since these things happened. Many of us have also taken a loan from the bank and are paying the installments. Now we want to get a flat as soon as possible. What should we do, where should we go? Please suggest."

We need to file a complaint in RERA. We can also file several civil suits against the builder for fraud and money laundering. We can also seek recovery of money and attachment of his property if he does not pay back the money with interest once we have got a decree against him. Q: HOW TO ADD A PARTY IN EXECUTION CASE of PROPERTY partitioned

Sir... Being a class ll legal heir, I had filed a partition suit between myself and judgement debtor..the property is a 10 Marla house in Panchkula. I was granted ground floor and defendant was granted all the rights of 1st floor..which is not constructed.I did not include HSVP (HUDA) in the partition case..I am now to file execution case..I find it urgent and Necessary to include HSVP as a party in my Execution case..so that court can instruct EO of HSVP..for our relief..How do I do this...

Hi,Can we do ATS of owner has not done the Conveyance Deed. He got the possession 3 years back. Also, in this an investor is also involved where he also had done the ATS. Brocker before deal didn’t tell that is he is not the owner.

Q: NRI propert sale to the tenant.

I have a flat in faridabad which is tenanted and I have entered a sale agreement with tenant in December 2023 with intent to get the property registered before 30th June. Tenant has intentionally delayed to get the property registered by 30th June and now with new budget rules with Long term capital gain tax , I am at loss to sell the property at agreement rate. What are my rights?. Tenant now the buyer has refused to bear any cost , refuses to vacate and is not paying the rent .
