Q: Different Signature In PAN Card and Sale Deed

My name in all documents like PAN card and Adhar card is same as "Chandan Kumar Ghosh".But signature in PAN card is as "Chandan Kumar Ghosh" and in other documents as "Chandan kr Ghosh".Now I am going to buy a property.Will sub register verify my signature in sale deed with my PAN card before registration? Can he refuse to register due to signature Mismatch?

no registrar does not match signatures. And it cannot be refuse for registration. morever it is not compulsory for buyer to execute deed or be present at the time of registration. but it is compulsory to verify the seller documents/id and signature by buyer and by registering authority.



Q: Regarding illegal construction.

My neighbour had made house without leaving 4 feet space from the boundary wall many years ago. He has left only 2.5 feet. Now he is doing first floor construction and making a toilet near my bedroom window in first floor. They don't have any approved plan. We have objected and local club came and decided that toilet smell will not affect us as there is 6 feet distance from our window. They are also planning to store the toilet waste (like septic tank) near the boundary by making underground storage connecting pipe, just below the toilet. I don't know how to object as local club have already clear the objection. Please help.

Give written complaint to councillor, Municipality/ Municipal Cooperation and DM, definitely action will be taken against illegal construction which is effecting your right to enjoy your property due to such construction. if still no action taken then need to file civil case against them.



Q: Possibility of getting property

My husband is taking care of his uncle aunt and spending money for his family and medicine and made the 1st floor,furnitures and is maintaining uncle's property.my husband did not build his own house because uncle told he would give this house to my husband. uncle died but has no child.he did not do his property will.is there any chance of having this property in future ?

property will be inherited by the class 1 legal heirs and in absence of class 1 legal heirs then only class 2 will be eligible for inheritance(ur case is of class 2 of legal heirs). see classes under the Indian Succession Act.

I just want to know is there any circular issued by thika tenacy office regarding mutation of lease hold property ? if yes then please let me aware about that circular and the process of mutation of thika tenant in case of deceased owner?

Q: Legal procedure for loan to buy BLRO land & to do construction over it

I want to purchase a land that does not have blro.will i be able to get loan to buy not in full but some. Will i be able to have construction over it?

Sir, you can purchase the possession of Land not having mutation(bllro), but no finance institute will give you loan to buy any property not having mutation i.e. government vest land.If the land is not mutated you cannot apply for building plan sanction, it means you will not get permission to construct.
