Q: RS and LR land record mismatch

Hi, we have 2 ancestral lands with let's say plot number 1 and 2. Plot Number 1: 6 decimal, Plot 2: 8 decimalNow we are living in both plots with land in our control of plot 1 is 5 decimal and plot 2 is 6 decimalBut someone else's name is in the ROR or the LR records of the said plots as following Plot 1- 4Plot 2 -6We know this is wrong record, I have RS porcha to prove it. Can anyone tell what is the issue is this because of wrong record update from RS to LR?

will need to check the documents properly. it could be the case of wrong record update from RS to LR but I can guide you properly only by confirming the papers as I need to look into the mouza your land belongs to I need to varify by looking at L.R. and R.S. mouza sheet and etc.

Q: Developer Sold apartments using POA of Deceased Landowner

Respected Sir / Madam,My late father, the land owner, entered into a development agreement and granted POA to a local developer. After construction, we received our agreed share. My father passed away on 09.11.2017. Despite this, the developer allegedly forged documents post-2018, showed my father alive, and sold flats using the invalid POA and those purchaser are creating ruckus in the building. I am quite helpless, kindly advise whether such sales are valid and the legal remedy available.
