sir please file a case in the gram panchayats or talathi to change the 7/12 documents with a copy of yours sale deed and any other proof available of ownership . The talathi will sent a notice to the previous owner and your adjoining land owner for measurement of you land and then transfer the 7/12 in your name

kindly check your mother's will with the list of properties b e q e s t e d on you and your brother . if your mother bequested the property in your name in the registered will it can be transferred in your name . kindly make a return application to the society office for change in share certificate transfer in your name and attach a copy of your mothers registere will . the society Management Committee have a meeting on this and do the needful process of transfer

for a gift d e e d from a father to his son only some duty of nominal Rs 200 is applicable . you can get the gift register in the nearest Sub Registrar office of your area to adult witnesses . there is applicability of 1% of metro cess applicable on your gift transfer as per the valuation of the property
