Q: Need succession certificate for the property of expired parents

My wife needs a succession certificate for handling her parent's immovable property at Jalpaiguri. Both Parents have expired.Wife and her sister are the only children.

File a petition under Section 372 (either jointly or wife alone with sister’s NOC). 2. Court will issue public notice in local newspaper. 3. If no objection is filed in 30–45 days, the court may issue the Succession Certificate. 4. Use the certificate to: • Collect rents • Transfer utilities • Sell or gift the property (if mutually agreed) • Mutate property in land records

Q: I'm getting threat calls and fake allegations of cyber crime

I used to do body massage at my home, and I used to click naked photos of some of my clients with all due consent of them, but I never misused those photos neither harmed any of their privacy, but one psychopath came to me for the same massage purpose and he did not agree to take his naked pictures and I did not further asked him to do so, he went out of my home and after that he started abusing me on social media and whatsapp and now he's threatening me and my mother and giving fake allegations

Q: Make a will of rented property. Can I gift it to someone.

I have land let out to Indian Oil Corporation through a lease agreement in Coochbehar (W Bengal). I got this property from my mother, Indian Oil Corporation pays rent in my name though in Khata it’s not in my name. I want to make a will of this property.1 Can I do so?2 Can I gift it?

Yes, you can make a will or gift the property, but only under certain conditions , since the land title is not yet officially in your name (as per the Khata), your legal rights are not fully clear. If your mother is still alive: No, because she still owns it. If your mother has passed away and you’re her legal heir, then You can only make a Will after the land is legally transferred in your name (mutation process completed) Receiving rent alone doesn’t prove ownership.

Q: harrasment , defamation and mental torcher of a boy by a girl .

I am in a relationship with a boy since 2022 - till now. during this time period last year my bf did a mistake of talking to another girl out of anger and some problem b/w us. as soon as he realised his mistake he took a step back , told me everything and cut off contact with that girl. from then still now the girl is continuously disturbing him, harassing and threatning. she is reaching out to me, his friends and mentally abusing and harassing him . what can we do to get out of this situation ?

(Mutation rules vary from state to state in India.) 2. What is the reason for mutation? • Sale/purchase of property? • Inheritance (after death of owner)? • Gift or will? 3.
