Q: Can I make agreement before mutation of a flat, though applied
I am going to buy a flat which is not mutated in the name of seller yet. But the seller has recently applied online before local municipality for mutation. At present the mutation is in favour of the land owner. My question is that can I make agreement with the seller for purchasing the flat? or I will wait till mutation certificate in favour of the seller is issued. May Municipal Authority reject the mutation application? Banks are telling that they will provide loan if the seller applies for mutation. What should I do?

If you have applied bank loan for the purpose of buying the said flat so in that case you do not need to wait for the Mutation Certiface which will come in favour of the Seller . Just recheck the Mutation application and alied documents and go through the title search of the property in a proper manner.
Q: Eviction of my maternal aunt and her son from my parents house.
As my maternal aunt and her son areforcefully staying in my parent's house,when my parents asked them to leave they have started demanding money on unnecessary ground and verbally abusing my parents. My question is what is the procedure in Kolkata,India to get rid of such problems, where my parents can get support or help to deal with this problem, we need to evict my aunt and her son from my father's house as soon as possible

Yes . Definitely there is a stronghold provision in law. First you have to go to your local police station and lodge an FIR against them with written complain . Then the Eviction issue will come . For evidence of proof try to record their abusive statements if you can.
Q: Redemarcation of land property to get entry and exit route
Sir,My late grandfather had made a deed regarding allocation of land in westbengal to his sons in the year1960.There is a plot of land (6 bigha)and in the deed ,amount of land in favour of each son is mentioned but region of that plot alloted to son is not mentioned.As my father lived in jharkhand he was not interested in land matters and was unaware of land matter rules and he didnot know that only amount of allotment of land is mentioned in deed .My uncle using ignorance of my father related to land matters took occupation of cream portion of that land (verbally)and gave my father that portion of land which has no exit,remains waterlogged for mazor portion of the year.My uncle is in posession of that cream portion of that land for the past 25 years.My question is1)Is it possible to get relief from court by requesting to redemarcate the land so that we also get some portion of that cream portion of that land as well as entry and exit to main road from that land.

At the outset You have to understand the meaning of Died intestate, in that cases after the heart felt demise of your father all the debts, Jewellery, Money, Movable and Immovable properties here all the legal heirs are entitled to become the beneficiary . And if the property is ancestral in that case the rights on that said property are also equal.
