My father expired 2 years back. He had No Will

My father expired 2 years back. He had No Will. Have 2 properties in his name ( 1 in Boisar & 2nd in Nashik) which we want to transfer it to my mother's name. We don't want to sell the properties. I have elder sister.
We are Hindu. Need to know the procedure & fees for the same.
First of you belongs to Hindu community and you have to submit in Talathi office the copy of death Certificate of your father. Circle officer will include everyone's name in extract as you all are legal hairs. If you all want to include only mother's name then you have to Ragister relinquishment deed regarding to said properties.
