What to do if the seller of the land is trying to commit fraud

Several years ago , My dad bought land on trust and paid the price of the property throigh the bank but he never signed the land on his name. The seller decided to cheat my dad and he is not signing the land on my fathers’ name. However, my dad managed to get stay on the land and my dad is building on that land, now the seller is trying to sell it to other people. How can i get the land back?

For the better suggestion the documents have to studies. 1. your father make the payment by cheque then the transaction surely made. but if there is no agreement constituted for the land selling or no other document which could be presented as an evidence for land selling then there me be some trouble to justified. Please make the title clear first of all and then proceed for any construction. Who is being use that property? please send the document for the better suggestion.
